Terms and Conditions
We want you to enjoy your holiday at Wheal Rose so please spend a little time reading the booking conditions and general information below.
Should you wish to book Wheal Rose, please refer to the availability page on this website. This gives and indication of the current booking position but is not a guarantee of availability.
If the house is shown as available, please complete and submit the form to make a provisional reservation. We will then contact you to complete the booking procedure.
All bookings are subject to our terms and conditions which are shown below.
Reservation A provisional reservation will be held for seven days. If we have not received your completed and signed booking form with the appropriate deposit within seven days, we regret that your reservation will lapse.
Deposit If a booking is made eight weeks or more before the holiday starts, a deposit of one third of the full rent must be paid. The balance is payable not later than eight weeks before the start date. If your holiday begins less than eight weeks from the time of booking the full rent is payable immediately.
Security Deposit The security deposit of £150 is held until two weeks after the holiday. The deposit will be returned in full except on rare occasions where deductions become necessary for excess cleaning, damages or breakages, loss of keys, international banking charges and postage and packing for any large items left in the property. Retention of the deposit does not limit the liability of the hirer for any greater sum. Deposits will be paid by cheque on the date indicated on your Confirmation of Booking. Details of any appropriate deductions will be posted to you on the same date. At least three working days must be allowed for payments to reach you by post.
Cancellation In the event of cancellation less than eight weeks before the holiday begins, the whole rent is payable unless we succeed in re-letting. With more than eight weeks notice, the deposit only would be forfeit.
Arrival and Departure All holidays start and finish on a Saturday (except as agreed for out of season short breaks). The tenancy commences at 3.00 pm on the first day and ends at 10.00 am on the day of departure.
Short Breaks Short breaks are available in low cost weeks from November to the end of March inclusive - 3 nights minimum fro £160 per night. Short breaks are not available in school holidays.
Composition of Parties and Age Limits We essentially provide family holidays and it is our policy not to accept bookings from groups of young people under the age of 25 and/or large all male or all female parties. This policy is not intended to be discriminatory, but is merely to protect ours and other guests’ interests.
Parking There is parking for three three cars beside the house.
Smoking We regret that Wheal Rose is available to non-smoking guests only.
Pets Your dog is part of the family and why should you leave him behind when you go on holiday. We welcome one well-behaved dog at Wheal Rose at the small additional charge of £20 per week or per short break. We ask you to respect these few simple, common sense rules which form part of our booking conditions:
- Please keep your dog off the furniture.
- Please exercise your dog outside the garden.
- Please remove pet hairs from carpets before you leave.
- Please leave your dog in the conservatory at night and when unattended.
- Please do not allow your dog upstairs or in the bedrooms.
Electricity, Central Heating, Logs and Linen Electricity is included in the rent, as is central heating. Fuel for the wood burner is provided for the first evening and further supplies can be purchased locally. Bed linen, towels and tea towels are provided. Beach towels are not provided. Dog towels are provided in the boiler room.
Tenants’ Obligations The tenant agrees:
- To pay for any losses or damage to the property;
- To take good care of the property and leave it in a clean and tidy condition at departure. We reserve the right to make a charge for extra cleaning if the property is not left in a satisfactory condition;
- To permit the owners and their agents reasonable access to the property;
- Not to part with possession of the property, or share it, except with members of the party listed on the booking form;
- Not to exceed the total number of people stipulated in the property description.
Liability We shall not be liable for any loss, damage, expense, accident, injury or inconvenience whether to person or property which the applicant or any other person may suffer or sustain arising out of or in respect of any letting.
Governing Law The contract embodied in the booking is governed by English law and subject to the exclusive jurisdiction of the English courts.
Complaints We try to take every care to prepare Wheal Rose to a standard that ensures that our visitors will enjoy their holidays. If a problem or cause for complaint does arise during your stay, please let us know immediately. Please call our Caretaker, Michele Toms, in the first instance. She will make every effort to assist you. It is frustrating for all parties if you write after your holiday to tell us about a problem that could have been solved had we known at the time.
